A new government directive has put landowners on notice as authorities introduce tougher verification requirements aimed at curbing land fraud and improving transparency in Kenya’s land registration system.
Through Lands Cabinet Secretary Alice Wahome, the government announced that individuals who purchased land will be expected to provide supporting documents showing how they legally acquired their property. The initiative is part of ongoing reforms designed to protect genuine landowners and eliminate fraudulent transactions.
Property owners undergoing verification will be required to present key documents, including duly signed sale agreements between buyers and sellers, as well as evidence of payment confirming that the purchase price was settled. The Ministry of Lands says these records will help verify the legitimacy of ownership claims and strengthen protection for lawful landholders.
Authorities further cautioned that title deeds obtained through fraudulent means or irregular procedures could be revoked after investigations. Individuals unable to demonstrate the lawful acquisition of their land may also be called upon to provide additional explanations before any action is taken.
The directive is part of wider efforts to clean up Kenya’s land sector, which has long been affected by challenges such as fake title deeds, double allocations, unlawful transfers, and other forms of land fraud.
Government officials emphasized that the exercise is not meant to harass compliant landowners but to identify questionable transactions and ensure land records accurately reflect legitimate ownership.
Landowners have been advised to securely retain all documents related to their property purchases, including receipts, sale agreements, and transfer records, as these may be needed during future verification exercises.
According to the government, the reforms are expected to boost confidence in land ownership, minimize disputes, and promote greater accountability and transparency in land administration across the country.
