Kenyans planning to purchase homes under the Affordable Housing Programme have been given a 14-day window to apply before the government reviews the prices of the units.
The State Department for Housing and Urban Development announced on Tuesday, September 15, that the new prices will take effect from October 1, 2026.
The department urged interested applicants to submit their applications before the review date to benefit from the current rates.
“The prices for housing units under the Affordable Housing Programme shall be reviewed effective October 1, 2026,” the government stated in its notice.
The government has not yet disclosed how much the prices will increase after the review. However, applicants who complete the process before October 1 will retain access to the existing prices.
Under the current pricing structure, a one-room social housing unit costs KSh640,000. A two-room unit is priced at KSh960,000, while a three-room unit costs KSh1.28 million.
For affordable housing units, a studio is currently priced at KSh1 million, while a two-bedroom unit costs KSh2 million.
The programme groups applicants according to their monthly income, with different housing options available for each category.
Social housing is available to Kenyans earning up to KSh19,999 per month. Affordable housing targets those earning between KSh20,000 and KSh149,999.
Applicants earning more than KSh150,000 fall under the affordable middle-class category, with unit options determined by income and household requirements.
Those seeking the homes are currently required to make a 5% deposit for their preferred unit before paying the remaining amount in instalments.
Applications can be made through the Boma Yangu platform by accessing eCitizen and selecting the Boma Yangu option. Applicants can also register through the Boma Yangu website or by dialling *832#.
To activate a Boma Yangu account, applicants pay KSh200, which is credited to their e-wallet. They then complete their profiles and submit the required personal information and documents.
After choosing a preferred unit, applicants download, sign and upload the application form before submitting it for consideration.
The price review comes as demand for affordable homes continues to grow. Some applicants have previously reported difficulties securing their preferred units after they were allocated to other home seekers.
The government has encouraged interested Kenyans to take advantage of the current prices before the October 1 deadline.
